Project basis and goals
In the phase of preparing project solutions for the parking garage building the key point was the rational design of the building, whereby as many parking spaces as possible were obtained, taking into account the valid zoning act and the client's wishes: parking spaces on the upper and lower floors, and at the same time on the ground floor also a space for trade and business purposes which allows for abundant flexibility of floor plans and a choice of different programs.
Project solutions
The building has several floor levels: basement+groundfloor+3 upper floors, with the possibility of parking also on part of the roof. The RC load-bearing structural design enables the division of individual structural grids into 4 parking spaces of standard width or 3 parking spaces of greater width.
The design of the building and the facades consistently separates the two program sets and thus enables the visual formation of the garage part and the commercial ground floor.
The facade of the building is, due to the different purposes of the building and due to rational implementation, designed as a combination of exposed concrete, stainless perforated sheet metal, aluminum sheet metal and semi-structural facade glazing in the ground floor part.
Challenges and specifics
For the facility, the investor announced an invited competition for the architectural solution of the facility, in which IBE was selected.
The placement of the commercial program on the ground floor presented a challenge for the optimal operation of the parking garage, as it was necessary to completely separate the basement part of the garage from the parking floors on the upper floors of the building.

In addition to the competition solution IBE produced a conceptual project with several variants of the commercial and business program on the ground floor, a project for obtaining a building permit, a project for construction implementation and an as-built project documentation.
